*Children can be accommodated at the property at your own safety.
*Guests under 12 years of age are considered children. Children will be counted towards total guests.
*Smoking is not allowed. Penalty of 1K PHP. Smoke area outside the complex in front of alpha mart at your own risk.
*Parties/events are not allowed
*Don't use the exit stairs on both ends of the tower. Please use the fire exit stairs in center of the building if the elevator is out of service.
*Quite hours are between 21:00 and 07:00. Observed silence.
*Do not cook smelly foods like - dried sea foods
*Please off lights and equipment power when not in use or when you are out of the unit for a long hour.
*Room and Details: Maximum of 4 guests only per unit. Visitor/s of guests may be accommodated to lobbies only. 300php extra for additional guest.
*The refundable security deposit to collect from the guest before check-in of 1K PHP Sec. deposit. Refundable upon check out as a guarantee that the lessee will faithfully and fully comply with the terms and conditions of the lease.
HOUSE RULES AND REGULATIONS from SMDC Trees Residences Administration.
1. No pets of any kind are allowed within the complex.
2. Trees Residences is a No-Smoking complex. No-Smoking policy is observed in all common areas within
the complex.
3. Swimming pool may be used by the authorized guest(s) provided they pay the corresponding fees Php
150 for Regular days and Php 300 for Holidays. Posted swimming pool rules and regulations shall be
strictly followed by all authorized guests.
4. Pay parking rates: Php 50, 6:00am to 1:30am. Php 150, 1:30am to 6:00am on the first come first serves
basis. Coupons are SMDC Trees owned. Paid parking 300 php per night for 2pm-12pm the other day.
GUEST HANDLING POLICY AND PROCEDURES from SMDC Trees Admin:
1. Authorization letter form should be duly filled out by the unit owner or authorized representative.
2. The authorization letter should be submitted at least one (1) day prior to arrival of the guest(s).
3. At least one (1) valid proof of identification is to be presented and be used as an attachment for the
authorization letter. For foreigners, a copy of the passport should be presented and attached.
4. The guest(s) is/are not allowed to move in unless the authorization letter is duly submitted and acknowledged by the Property Management Office (PMO).
5. The unit owner/ authorized representative is responsible for the welfare of the guest(s) during the duration of the stay inside the unit.
6. For security and safety purpose, guest(s) will go through bag checkup procedures upon arrival at Trees
Residences.
7. For safety and security purposes, the residential units shall not be used as an office, boarding house, dormitory, transient or other "bed space type" establishment.
8. All unit owners, tenants, and/or residents of the building, guest, building personnel, contractors and service providers are REQUIRED to follow and comply with
the governing rules and regulations to avoid property and personal risk as well as inconvenience as a consequence of violation/s of the provisions of the House Rules.
